By revolutionising one of the world's most exclusive markets, tokenisation is transforming the traditional concept of property ownership in Dubai. What was once a cumbersome and complex process is now becoming seamless, transparent, and accessible to a broader range of investors.

Ahmed envisions tokenisation extending far beyond residential properties. 'What began with ready residential units is now expanding — tokenisation of real-world assets (RWA) will include warehouses, retail centers, data centers, schools, hospitals, and even mall parking lots.'

For decades, real estate has been considered the ultimate asset class — stable, profitable, and desirable. But for many first-time or small-scale investors, it has also remained stubbornly out of reach. High capital requirements, long-term commitments, complex legal processes, and property management responsibilities have made the sector accessible primarily to the wealthy. That, however, is changing fast.
'In the past, real estate was out of reach for many due to significant capital requirements, long-term commitments, and complex processes,' explains Sajwani. 'Fractional ownership removes those barriers.'

Ahmed shares the positive outlook but also highlights the bigger challenges that lie ahead: 'Dubai is among the global leaders in creating a regulatory backbone for tokenised real estate. The Dubai Land Department (DLD) has begun issuing Tokenisation Certificates, linking blockchain-based property ownership with legal title. Meanwhile, the Virtual Assets Regulatory Authority (VARA) oversees digital asset issuance and trading, ensuring compliance with virtual asset laws.'
However, he cautions that despite Dubai's pioneering efforts, a global consensus remains elusive: 'Most jurisdictions have yet to recognise a token as equivalent to a deed or title, and there is currently no harmonised international framework. This makes cross-border tokenization complex.'
Building Investor Confidence
As the real estate market embraces the digital era, investor trust remains paramount. The rise of tokenised property investments has brought convenience and accessibility, but also questions about security and authenticity.
'At PRYPCO, investor trust is the foundation of everything we do,' says Sajwani. 'Every property listed on our platform undergoes rigorous due diligence and is backed by the necessary regulatory approvals, ensuring each token represents a genuine and verifiable share of ownership.'

Echoing these sentiments, Ahmed highlights Dubai's comprehensive regulatory approach: 'Dubai has designed a multi-layered security and authenticity infrastructure for tokenized real estate, where strict regulatory oversight is provided by both VARA and the Dubai Land Department (DLD).'
He emphasises that only entities licensed by VARA and officially approved by the DLD are allowed to issue, market, or trade tokenized real estate products. A standout feature of this framework is the issuance of legally-backed Property Token Ownership Certificates by the DLD. 'These certificates ensure that tokens are fully aligned with traditional land registry systems, effectively transforming physical deeds into digital certificates,' he explains.
The Future Is Fractional
Moving beyond mere trends, tokenisation is reshaping how investors engage with property, making it more accessible, flexible, and digitally driven. Sajwani emphasises this structural evolution: 'This is not a trend, it's a structural shift in the industry. We're witnessing a redefinition of real estate ownership, driven by technology, changing investor behaviour, and regulatory innovation. Tokenisation isn't just making property more accessible; it's introducing a completely new way to engage with real estate, one that is digital, flexible, and inclusive.'
At PRYPCO Mint, the focus is on lasting impact rather than short-term gains. Back in 2018, we were the first to work with the Dubai Financial Services Authority (DFSA) to make real estate accessible, fractional, and digital. That innovation broke the barriers to entry and proved that property doesn't have to be owned whole to be owned meaningfully.'
Looking ahead, he highlights ongoing advancements in regulatory frameworks: 'Now, the Dubai Land Department (DLD), in partnership with Ctrl+Alt and VARA, is taking that innovation further — building an advanced, institutional-grade framework by tokenising real estate ownership and embedding it on-chain. This enables seamless trading, transparency, and compliance at a scale never seen before.'

UAE pilots new waste scheme to reduce amount of phones and laptops in landfills
Mobile phone and laptop owners in the UAE will soon be able to get money when they hand their devices in for recycling rather than throwing them away. The Ministry of Climate Change and Environment has launched a pilot project with Tadweer Group that will see manufacturers and producers of electronic devices having to pay an additional fee to make them more accountable for how a phone is disposed of. It is expected this fee will be passed on to consumers. The good news for them, however, is the cost will be refunded if they hand in their device for recycling at one of the designated centres taking part in the scheme launched today. Speaking at the signing ceremony, Dr Amna Al Dahak, Minister of Climate Change and Environment, described the agreement as a step towards 'sustainable environmental solutions' that will ensure "the safe, long-term disposal of waste, and protects the right of future generations to live in a clean, pollution-free environment." The initiative is part of the UAE's Integrated Waste Management Agenda 2023–2026 and targets specific waste streams, including electrical and electronic equipment, batteries and packaging. If successful, the scheme could lay the groundwork for a nationwide transition to a circular economy – one in which products are reused, repaired, and recycled instead of discarded. Sara Jackson, secretary general of the Circular Packaging Association, said that if implemented successfully this could be a leading model for the Middle East. "We know from a study that was done in 2021 that around 15 per cent of UAE households actually practice recycling," explained Ms Jackson. "So there is a significant opportunity in terms of consumer awareness and education." "We'll start small, but it will gather momentum in order to reach the kinds of targets that we see in Europe, where 90 per cent of some materials are actually diverted from landfill and reused in the circular economy." Global waste is projected to reach 3.8 billion tonnes by 2050, growing more than twice as fast as the global population. Recycling rates and infrastructure gaps Much of the waste generated across the UAE currently ends up in landfill but authorities in Abu Dhabi have been increasing efforts to tackle waste over the past few years. Abu Dhabi-based waste management and recycling services company Tadweer previously said it was aiming to divert 80 per cent of waste from landfills by 2030. Thursday's signing of an agreement on Extended Producer Responsibility (EPR) between MOCCAE and Tadweer – the Abu Dhabi-based waste management giant – commits both parties to temporarily operate the pilot in Abu Dhabi and Dubai. Its central aim is to test the viability of a system where producers are obliged to take some responsibility for what happens to their products when a consumer is finished with it. Ali Al Dhaheri, chief executive of the Tadweer Group, said the pilot marks a shift away from linear waste models in which responsibility ends at the point of sale. 'By piloting an EPR model, we are laying the foundation for a more accountable and resource-efficient waste management system," he said. 'We will explore invaluable learning that will inform future strategies focused on EPR, ensuring a seamless transition to a model that benefits the environment, businesses, and our community.' EPR is widely considered an essential component of sustainable waste management. Under the model, companies are required to finance the collection, recycling, or safe disposal of the waste generated by their products. Countries such as the UK, Germany, and South Korea have implemented EPR for various product categories, resulting in improved recycling rates and reduced environmental harm. While the fee on products will be finalised at the end of the six-month pilot, Mr Al Dhaheri told The National it will be similar to others implemented globally.

This year's conference celebrates 50 years of independence in Angola, with speakers set to share insight into how the past five decades of oil and gas development have laid the foundation for future growth. With over three decades of operational history in Angola, energy major ExxonMobil is driving an ambitious exploration and production agenda, focusing on maximizing output at active assets while pursuing frontier opportunities. Recently, the company signed an agreement alongside TotalEnergies for the study and evaluation of the Free Areas of Blocks 17/06 and 32/21. The company is also eyeing a $15 billion investment in the Namibe basin, pending the results of ongoing exploration activities. These efforts are expected to unlock new resources in Angola. Katrina Fisher, Managing Director of ExxonMobil Angola, will share further insights into ExxonMobil's investment plans at AOG 2025. With a long history in Angola, energy majors bp and Eni have played an instrumental part in unlocking resources and generating economic opportunities for the country. The company expanded its portfolio of operated and non-operated blocks from 6 to 15 in 2024, while its reserves grew 2.6 times to reach 106 million barrels. In 2025, the company continues to drive a 3D seismic campaign at Block FS/FTST, will spud the Chimacuanga exploration well and will complete feasibility studies at the newly-acquired Blocks CON 1 and CON 4. Flexible payments, lesser fees: How Dubai's new initiative benefits first-time home buyers
Dubai's latest initiative to incentivize first-time homebuyers is set to make property ownership more affordable for investors and end-users. On Wednesday, the Dubai Land Department (DLD), in collaboration with the Department of Economy and Tourism (DET), launched the First-Time Home Buyer Programme. The initiative offers priority access to new developments, preferential pricing, and customized mortgage solutions via the DLD platform and the Dubai REST app. Open to all UAE residents aged 18 and above, the programme caps investments at Dh5 million. According to global consultancy Knight Frank, property prices in Dubai are already more competitive than those in many major global cities such as New York, London, Tokyo, Hong Kong, Mumbai, Singapore, Geneva, Shanghai, and Vienna. Participating developers — including Azizi Developments, Beyond Developments, Binghatti Holding, Damac Properties, Danube Properties, Dubai Properties, Ellington Properties, Emaar Properties, Majid Al Futtaim Group, Meraas, Nakheel, Palma Holding, and Wasl — are offering discounted mortgage rates and preferential prices, making property more affordable for first-time buyers. Azizi Developments announced exclusive offers for new buyers through the dedicated platform operated by DLD and DET. The company noted that it would direct sales to interested buyers at favorable rates by reallocating brokerage commissions, further enhancing affordability. 'The programme not only enables renters to become homeowners, but also promotes economic stability by encouraging long-term financial planning and asset-building," said Mirwais Azizi, founder and chairman of Azizi Developments. "Through enhanced accessibility and tailored pricing, we are helping more residents transition into homeownership while supporting real estate sector growth," he added. Easing entry into the market Riz Ahmed, CEO of SmartCrowd, emphasized that early access to launches, special pricing, flexible payment plans, and the option to split DLD fees into interest-free installments will ease the path for first-time buyers. 'It's definitely becoming more manageable. While the initiative doesn't lower prices directly, it reduces initial financial pressure through lower fees, better mortgage rates, and flexible payment options,' he explained. Nitin Chopra, CEO of Range International Property Investment, said that by opening the programme to all residents over 18 — regardless of nationality— and setting a cap at Dh5 million, the government is targeting the mid-market segment where demand is strong and affordability is crucial. 'The programme modernizes homebuying by digitizing traditional paper-based processes. Licensed brokers onboard buyers via a centralized 'Dubai Brokers' portal, positioning them as compliance custodians within a government-backed framework,' Chopra said. He also highlighted that close coordination with Dubai's leading developers and banks ensures mortgage solutions are tailored to the programme's needs, aligning supply and finance with structured, demand-led policy. 'While the full impact remains to be seen, the initiative is poised to expand access, relieve price pressures, and diversify homeownership in Dubai's growing market," he said. Empowering a new generation of buyers Navneet Mandhani, co-founder of Karma Developers, praised the programme for easing the financial burden on new buyers — whether through reduced upfront costs, waived fees, or better mortgage access. 'This initiative empowers a new generation of residents and expatriates to take their first step toward homeownership,' he said. 'For investors, it expands the buyer base and injects fresh liquidity into the market. Over time, these incentives will foster a more mature market focused on end-user growth over speculative investment.' Despite a steady rise in property prices due to high demand and limited supply, Mandhani believes Dubai remains relatively affordable compared to other global cities. 'Developers and lenders are responding with flexible mortgage options, tailored payment plans, and lower entry thresholds. Factoring in long-term rental savings, capital appreciation, and the stability of Dubai's real estate market, buying now makes strong financial sense for residents with stable incomes and a long-term outlook,' he added. Widening market participation Samer Ambar, co-founder and CEO of Reef Luxury Developments, said the new programme makes homeownership significantly more accessible for both first-time investors and end-users. 'Offering a range of pricing options and manageable payment structures makes a tangible difference for first-time buyers. It provides a meaningful advantage that wouldn't otherwise exist,' he said. Beyond affordability, Ambar emphasized that developers must ensure these homes remain high-value, long-term assets for buyers. Veer Doshi, CEO and managing director of Vincitore Realty, noted that the initiative not only helps renters become owners but also fosters community stability and belonging. 'Exclusive incentives like preferential pricing and flexible mortgage options enable residents to fulfill their homeownership dreams, while also promoting sustainable sector growth,' said Doshi. 'For both end-users and investors, these changes break down traditional barriers and create a more inclusive, resilient market.' With mortgage rates stabilizing and developers offering investor-friendly plans, Doshi said owning is now often comparable — or even cheaper — than long-term renting. 'Market conditions and developer incentives have created a unique window for first-time buyers to enter without compromising on location, quality, or long-term value,' he added. Driving long-term stability Yogesh Bulchandani, CEO and co-founder of Sunrise Capital, highlighted how the initiative lowers the entry barrier for aspiring homeowners through a combination of exclusive benefits: early access to launches, flexible payments, and tailored mortgage products. 'For end-users, it offers a more attainable path to long-term stability and wealth creation. For investors, it signals a maturing and resilient market supported by broader buyer participation — especially from younger residents and long-term expatriates,' he said. By capping eligible properties at Dh5 million, introducing zero-interest registration fee payment plans, and launching exclusive mortgage products, Bulchandani believes Dubai is making homeownership more accessible than ever. 'Combined with strong rental yields and enhanced residency options, buying a home in Dubai is now a practical, financially sound decision — not just an aspiration. This initiative will convert more tenants into owners, stimulate genuine end-user demand, and lead to a more balanced and sustainable real estate market,' he concluded.
