'Homebuyers demand more usable space as carpet area becomes key deciding factor'

A growing number of homebuyers are prioritizing
carpet
area over built-up area when evaluating residential properties, according to industry observers.
While most real estate projects in India reportedly offer carpet areas between 62% to 66% of the total built-up space, some developers are beginning to commit to higher ratios.
The carpet area, which refers to the actual usable space inside a flat, has become a significant metric for buyers concerned about value for money. Experts like Sachin Metha, managing director of Jain Housing, said that larger carpet areas provide more practical living space, often translating to better resale and rental appeal.
"With rising housing costs and changing buyer expectations, developers may face increasing pressure to shift away from maximizing built-up area toward more usable living space, and so we decided to offer a minimum of 70% in our projects," Metha said.
" For us, it's simple, why should families pay for space they can't live in?" Metha added, ANI quoted.
Industry analysts echo the sentiment. 'Carpet area is now one of the first questions potential buyers ask,' said an architect. 'It directly impacts how livable a property feels, especially in cities where every square foot comes at a premium.'
While urban planners noted that RERA has helped shift the conversation. 'Before RERA, terms like super built-up and loading were often confusing to buyers. Now, there's a
legal
requirement to clearly disclose carpet area, which has made the market more transparent.'

ANI 13 Jul 2025, 23:39 GMT+10 Dehradun (Uttarakhand) [India], July 13 (ANI): Following the directives of Chief Minister Pushkar Singh Dhami, the distribution of cartons has commenced to provide a distinctive identity to the apples cultivated in Uttarakhand. This initiative aims to benefit apple producers in the Uttarkashi and Dehradun districts while enhancing the packaging standards of the apples, as stated in the official release. The Chief Minister stated that Uttarakhand offers immense possibilities for organic farming and horticulture. A policy has been formulated for the proper development of horticulture in the state, and the government is continuously promoting this sector. The state government is particularly encouraging apple cultivation in horticulture. He said that the government is continuously working towards apple production in the state and to ensure a fair price for apples to the apple-producing farmers. Work has been done to give a unique identity to the apples produced in Uttarakhand by selling the apple product of the farmers in the Uttarakhand brand Universal Carton / Corrugated Fibre Board Box (CFB) with Apple Tray. According to the release, to provide higher prices to farmers for their produce, the work of distributing produce among farmers through Horticulture Mobile Squad Centres has been initiated. This involves providing 3.85 lakh Universal Cartons to farmers in Uttarkashi district and 0.75 lakh Universal Cartons to farmers in Dehradun district, both of which are in demand. These cartons are being supplied to the listed firms/companies. The farmers and apple producers of the state will now receive higher prices for their produce by obtaining Universal Cartons on a 50% subsidy under the Uttar Fasal Prabandhan Yojana, a state sector initiative run by the Horticulture and Food Processing Department. Along with this, they will be able to provide their important support in giving a unique identity to the apple produce of Uttarakhand. (ANI)

On the occasion, he shared information about Madhya Pradesh's industry-friendly, simple, and accessible policies and facilities that promote investment and invited Al Yammahi to attend the upcoming Energy Summit in Madhya Pradesh. In a post on X, he said, 'During the Dubai visit, I had a courtesy meeting with Mr. Mohammad Al Yamahi, the Speaker of the Arab Parliament. On this occasion, I shared information about Madhya Pradesh's industry-friendly, simple, and accessible policies and the facilities that promote investment. I also extended an invitation to Mr. Mohammad Al Yamahi to participate in the upcoming Energy Summit to be held in Madhya Pradesh. Agartala (Tripura) [India], July 13 (ANI): Tripura Chief Minister Manik Saha on Sunday said that his government is working towards the further development of the tourism industry in the state, and that it will be possible to carry out socio-economic development by keeping the tourism sector in focus. According to an official press release, Saha further informed that the government is committed to the overall development of the state and solving the problems of the people and the government has given importance to infrastructure development, housing, healthcare, education, and increasing the income of rural people. The Tripura CM made the remarks while attending the foundation stone laying and ground-breaking ceremony of the '51 Shakti Peeth Park' at Banduwar in the temple city of Udaipur today. The official statement mentioned that this project will be implemented at a cost of Rs 97.70 crore with financial assistance from the central government. 'Today is truly a happy day for all. Our famous Prime Minister Narendra Modi has given special importance to the development of the tourism industry. In the Chief Ministers' Conclave held in Delhi, he said to develop at least one world-class tourist centre in every state so that people from all over the world will gather around these tourist spots,' CM Saha said. The Chief Minister emphasized that quality should be maintained in the construction of the 51 Shakti Peeth Park, where the foundation stone was laid today. Saha informed that this project, costing around Rs 97.70 crore, will feature replicas of the 51 Shakti Peethas, the state's first glass skywalk bridge, the largest Nataraja statue, a 400-seat amphitheatre, and all state-of-the-art, tourism-friendly facilities. 'This will further strengthen the state's GDP. Currently, Tripura ranks second highest among the states in the North Eastern region in terms of State GSDP. And with tourism in mind, it is possible to improve the socio-economic conditions of the state. Employment opportunities for the people will also increase through the development of tourism and other sectors,' he added. He also said that development is taking place in the state every day, and the priority areas of the government include education, healthcare, improved communication systems, and the development of tribal communities. Finance Minister Pranajit Singha Roy, Tourism Minister Sushanta Chowdhury, Gomati Zilla Parishad Sabhadhipati Debal Debroy, MLA Rampada Jamatia, MLA Abhishek Debroy, MLA Jitendra Majumdar, Matabari Panchayat Samiti Chairperson Shilpi Das, Gomati District Magistrate, Superintendent of Police, and other high-ranking officials were present at the event as distinguished guests.
