Officials at the GHMC headquarters welcomed the delegation. Commissioner R.V. Karnan delivered a detailed PowerPoint presentation, explaining the nuances of the TDR Policy, especially the key features and benefits of the updated policy introduced in 2017. He also highlighted 'Build Now', GHMC's single-window platform for building and layout permissions. Commissioner Karnan emphasised that these policies have greatly facilitated land acquisition for government development projects within GHMC limits.
He also noted a significant increase in transparency, efficiency, and accountability in civic services, along with a reduction in the time taken for permission processes and streamlined rule implementation. The visiting JDA team expressed their appreciation for GHMC's policies, stating their intention to implement similar systems in Jaipur to enhance city administration and improve public accessibility.
GHMC Chief City Planner Srinivas Rao, Additional Chief City Planners Gangadhar and Pradeep Kumar, Study Tour Coordinators Raj Kumar and Wilson, along with various Town Planning Officers, were also present at the meeting.

GHMC to invite tenders for 4-lane roads near AOC Centre
Hyderabad: In a huge respite to lakhs of commuters who face difficulties while traversing through restricted roads in military areas, Greater Hyderabad Municipal Corporation ( GHMC ) has decided to float tenders for constructing alternative roads connecting Wellington Road near Army Ordnance Corps (AOC) area and RK Puram flyover. The development would provide significant relief for lakhs of commuters in Safilguda and Sainikpuri. "The planned construction includes a four-lane road spanning over 6 km, requiring around 42 acres of land. The military authorities in the region committed to transferring the land parcel within a month, while we are identifying suitable alternative land for compensation purposes," a GHMC engineering wing official told TOI. A meeting was held at GHMC headquarters on Saturday with civic chief RV Karnan and defence authorities, led by director, Land Legal, Brigadier SK Chetty, to discuss the transfer of 42.20 acres of defence land at the AOC Centre. The land is required for the construction of alternative roads around AOC Centre under the Hyderabad City Infrastructure and Transport Initiative (H-CITI). The defence authorities requested GHMC to identify land of equal value to be offered in exchange for the 42.20 acres. Both parties expressed a commitment to ensuring a smooth and swift process to facilitate the timely execution of the project. The development would serve commuters travelling towards Malkajgiri and Shamirpet, as well as those heading towards Secunderabad. "Approximately five lakh residents utilise these routes for their daily commute. However, it is important to note that these routes should be classified as additional roads rather than alternative ones. Locals have been anticipating these roads for over a decade," Federation of North Eastern Colonies of Secunderabad secretary CS Chandrashekhar said.

‘Darekar panel diluting benefits offered by '19 GR on self-redevpt'
Mumbai: The recommendations of the Pravin Darekar committee on self-redevelopment will negate the benefits offered by the state govt through its 2019 Govt Resolution (GR) said housing activist Chandrashekar Prabhu. The committee submitted its report to the govt last week in the Vidhan Bhavan. CM Devendra Fadnavis, while accepting the report, said the recommendations would be forwarded to various depts to be studied and based on the recommendations of the various depts, the govt would come out with a new policy for self-redevelopment. Comparing the benefits offered in the 2019 GR on self-redevelopment and the recommendations of the Darekar committee, Prabhu said the GR offered 10% more floor space index (FSI) while the committee has recommended an additional 10% increase in carpet area. "Residents of a building that has opted for self-redevelopment get anywhere from 50% to 400% additional area. The 10% increase in carpet area means you get no extra area at all," he said. "Buildings that abut roads that are nine metres or more in width can opt for self-redevelopment. What about authorised buildings on roads with less than 9-metre width? "He said those opting for self-redevelopment are middle-class residents and govt must give the option of online or physical submission of proposals." he said, adding if the one-window system for clearance of proposals within three months is to be a reality then an IAS officer must be appointed to look into each case and smoothen out hurdles. Citing the quality of Cidco buildings, Prabhu said many buildings have become old and dilapidated with 10-15 years and are in urgent need of redevelopment. "The committee has recommended 30 years as the eligibility criteria for self-redevelopment. This should be done away with," he said. The committee's recommendation takes away the benefit of procuring TDR at 50% of the Ready Reckoner Rate as mentioned in the 2019 GR, instead it has proposed a 10% discount on premiums, said Prabhu.

Jaipur Development Authority delegation explores city's urban planning strategies
Hyderabad: A delegation from the Jaipur Development Authority (JDA), led by Commissioner Anandi, visited the Hyderabad Metropolitan Development Authority (HMDA) office today, Friday, to study its planning activities and best practices in metropolitan development. Metropolitan Commissioner Sarfaraz Ahmed and other senior officials cordially received the delegation at the HMDA headquarters in Ameerpet. On this occasion, Sarfaraz provided a comprehensive presentation detailing HMDA's development initiatives. He elucidated the current master plans, road development schemes, land pooling initiatives, and the comprehensive master plan for the Hyderabad Metropolitan Area – 2050. This ambitious plan integrates a Comprehensive Mobility Plan, an Economic Development Plan, and a Blue-Green Infrastructure Plan. Sarfaraz highlighted that the entire metropolitan area is being managed with a GIS-based base map.
