
LBS Bina's unit MGB hands over completed Rumah Idaman Melur to proud owners
The ceremony was officiated by Selangor Menteri Besar Datuk Seri Amirudin Shari, marking a pivotal step in the state's mission to provide accessible and high-quality housing for its people.
Located in the Cybersouth township, Idaman Melur is a collaboration between Permodalan Negeri Selangor Bhd (PNSB), through its subsidiary PNSB Construction Sdn Bhd, and MGB Bhd, a leading construction and property development solutions provider under LBS Bina Group Bhd.
Spanning 4.885 hectares, the RM406 million development comprises two 23-storey residential blocks offering 1,448 semi-furnished units.
Each home, priced from RM250,000, includes three bedrooms and two bathrooms with a minimum built-up area of 1,000 square feet.
The units come equipped with essential furnishings and appliances, including air conditioners, kitchen cabinets, wardrobes, refrigerators or televisions and water heaters, offering exceptional value in the affordable housing market.
Strategically linked to major highways such as Elite and MEX, Idaman Melur offers both convenience and comfort, nestled within a peaceful, green environment.
Datuk Seri Amirudin shared that the project forms part of the broader Rumah Idaman MBI initiative, which comprises six developments totalling 7,210 affordable units across Selangor.
Upcoming phases include Bukit Jelutong, which is set to offer 1,400 units, and Sabak Bernam, with 1,260 units scheduled for completion in 2026.
All homes under the initiative are constructed using MGB's in-house Industrialised Building System (IBS) precast concrete technology, ensuring efficient build times and high-quality standards.
Amirudin said: "Our commitment remains strong in ensuring the well-being of the people of Selangor through the provision of high-quality, comfortable homes equipped with essential amenities."
"We are confident in the success of Rumah Idaman BSP and other Rumah Idaman MBI projects, as their strategic locations, affordable pricing, and inclusion of necessary appliances will greatly enhance the quality of life for our residents."
Meanwhile, LBS Bina executive chairman Tan Sri Ir. Dr. Lim Hock San praised the strength of the public-private collaboration behind the initiative.
"The Rumah Idaman projects reflect a shared commitment to social responsibility and construction excellence.
"We are proud that Idaman Melur achieved a QLASSIC score of 79 per cent by CIDB and was delivered ahead of schedule, just like Idaman BSP in 2024. Demand has been overwhelming, reaffirming this segment as a core focus for MGB.
"The same IBS technology used here is being applied internationally, including in our ROSHN Al-Arous Phase 1 project in Jeddah, Saudi Arabia," Lim added.
PNSB chief executive officer Raja Ahmad Shahrir Iskandar Raja Salim said the collaboration showcases how the state and private sector can work together to create impactful, people-centric developments.
"We are proud to play our part in realising the state's vision for inclusive, quality housing," he added.

Contractor's delay affecting 1,500 military families

TAWAU: The Works Ministry has decided not to allow any further extension of time (EOT) for the construction of the Additional Multi-Class Armed Forces Family Housing (RKAT TPK) project at Kem Kabota. Its Deputy Works Minister Datuk Seri Ahmad Maslan issued the reminder following the second EOT granted to the contractor, with the new completion deadline now set for Oct 31, 2026 — a deadline he said must be strictly followed. Advertisement 'The contractor and consultants must now focus on solutions instead of excuses,' he said. Speaking to reporters during a site visit and briefing, Ahmad said the delay has forced many army personnel to rent homes outside the camp, with group rentals coordinated by Kem Kabota and the Ministry of Defence. He said the project is critical, as high rental costs are burdening some 1,500 military families currently staying off-base. 'To ease this burden, we support the contractor's suggestion for a temporary Industrialised Building System (IBS) facility to be set up within the camp itself, so that moulding work can be done closer to the construction site. 'At present, the contractor has to source materials from the Sabah Economic Development Corporation (SEDCO) plant in Kota Kinabalu, which takes about 12 hours in travel time,' he said. Ahmad expressed confidence that the IBS initiative would help reduce both time and costs at the construction site, while ensuring that building materials are delivered safely and promptly. According to a media release, the project is part of the Federal Government's effort to enhance the welfare of defence personnel and their families through the provision of safe, modern, and comfortable housing facilities. The RM97 million project began on May 2, 2023, and has reached 14 per cent physical progress. It is expected to be completed within the stipulated time, cost, and specifications. The project is being implemented conventionally by contractor Erawan Power Sdn Bhd, with the Public Works Department (JKR) acting as the executing agency, while JKR Malaysia's Special Project Team 2 oversees its management and execution. Rifle Range Flats, the 15-minute city

Located in Air Itam, the site now stands as the last architectural relic of Malaysia's early post-Independence drive for urbanisation and public housing. To old-timers, both developments were built using the Industrialised Building System – a method that accelerated construction by using pre-fabricated components assembled on-site. More than engineering feats, these flats fostered strong community bonds. For Chong Lee Choo, the Rifle Range Flats, built in 1969, represent an early, unintentional embodiment of the '15-Minute City' coined by French urbanist Carlos Moreno in 2015. 'It describes the neighbourhood where all essential services are within a 15-minute walk or bike ride. 'Markets, schools, clinics and other essentials gradually sprang up around the flats, making Rifle Range a self-sufficient community, decades before global cities began adopting the same concept. 'Today, cities around the world are trying to implement this model. But here at Rifle Range, it has always been about one thing – making daily life easier,' said the 54-year-old. When completed, Rifle Range Flats were the tallest buildings in Penang, comprising six 17-storey and three 18-storey blocks. The development included 3,663 residential units, 65 shoplots and 13 accessory units. To honour the estate's legacy, publishing agency Penang City Eye is hosting an exhibition from July 4 to Sept 7 at the community hall above the Rifle Range market. Chong, who is the curator, said the exhibition themed 'Home at Rifle Range Flats' documents 56 years of the flats' history through photographs, oral stories and everyday items contributed by residents. Penang Eye City editor See Chiew Yen, 32, said the flats were developed in the late 1960s when the state lost its free port status, causing widespread unemployment among working-class families. 'With support from the late chief ministers Tan Sri Wong Pow Nee and Tun Dr Lim Chong Eu, Rifle Range became Penang's first mass housing project, aimed at providing affordable homes to the urban poor,' she said.

Deputy Works Minister Datuk Seri Ahmad Maslan said the move could help reduce costs and construction time, while also minimising the risk of damage to IBS materials. Advertisement 'This came after I agreed to the proposal by the contractor for the Armed Forces Family Housing (RKAT) project at Kabota Camp here to establish a temporary site for IBS components. 'It is more economical if the IBS material moulds are made in situ. I believe this is a good solution for government projects. 'Otherwise, the materials would have to be transported by trailer from the Sedco factory in Kota Kinabalu,' he told reporters after inspecting the progress of the additional multi-class RKAT construction project, here, Thursday. According to him, transporting materials to Tawau by trailer took 12 hours and posed various risks, including possible damage to IBS poles. Meanwhile, Ahmad said the additional multi-class RKAT construction project at Kabota Camp, worth RM97 million, must be completed by Oct 31 next year, as scheduled. 'There will be no third extension of time (EOT). Two EOTs have already been granted. This is a very urgent and necessary project. Once completed, it will greatly benefit military personnel and their families by easing their burden of high rental costs outside,' he said. The project at Kabota Camp comprises nine blocks of Class G, C1, E and F apartment units, as well as bungalows, semi-detached houses, a multipurpose court and a playground.
